PROTECTING RESIDENTS OF MANUFACTURED HOME COMMUNITIES

Thousands of Pennsylvania families own their homes but not the land beneath them. When private equity firms buy manufactured home communities, they can impose crushing lot rent increases. Some residents have already seen their lot rents double or even triple, pushing seniors, veterans, and working families to the brink and forcing heartbreaking choices between keeping a roof over their heads, putting food on the table, or paying for lifesaving medications.

HB 1250 would provide long-overdue protections by increasing transparency and ensuring lot rent increases are fair and justified. It passed the House with bipartisan support, recognizing that homeowners who can't easily move deserve stronger protections than private equity firms.

Dear Senator,

I am asking you to support and pass House Bill 1250 because my ability to stay in my home depends on you.

I own my home, but I rent the land beneath it. When my lot rent increases, I have no real choice but to pay it. Moving a manufactured home is often impossible or prohibitively expensive, leaving people like me trapped.  

I used the rent calculator to see what my lot rent could become if increases continue at the current pace. The results were frightening. If nothing changes, my housing costs will continue to climb until I can no longer afford to stay in my home.

This isn't just about higher rent. It's about the real possibility of losing my home, my savings, and the equity I've spent years building.

House Bill 1250 would provide long-overdue protections by requiring greater transparency and helping ensure lot rent increases are fair and justified. It passed the House with bipartisan support because legislators recognized homeowners who cannot move deserve more protections than private equity firms.

Every day the Senate delays, more homeowners are pushed closer to a financial cliff.  Only you can stop it and I'm depending on you.
